Dwarka Expressway Tunnels Open For Trials — Will They Turbocharge Gurugram Realty?

NHAI begins trials of Dwarka Expressway tunnels, enhancing Delhi-Gurugram connectivity and fueling real estate growth, with experts predicting sharp value appreciation and rising demand across residential and commercial segments.

NHAI commences two tunnels connecting the Dwarka Expressway with the Delhi-Jaipur Expressway for traffic trials, further boosting the region’s realty. Designed to bypass the Mahipalpur bottleneck, the 5.1 km tunnel system promises smoother commutes between Delhi and Gurugram.

Stretching 29 km, the expressway is aimed at reducing pressure on NH-8 by 50-60%. The project features 23 km of elevated roads and 4 km of tunnels. Its seamless links to IGI Airport, SPR, and the India International Convention Centre are already sparking a real estate surge. The tunnel development is set to impact Gurugram’s evolving skyline, paving the way for end-users and investors who are eager to tap Gurugram’s next growth frontier.

What Else?

“The Dwarka Expressway has turned from fringe land into a premium growth corridor. With travel time dropping sharply, first after its inauguration in March last year and now with the opening of the tunnels, demand is surging. The Haryana Government’s proactive policies and infrastructure push are pulling both developers and investors. We’re witnessing robust activity across the premium and luxury spectrum, from luxury flats to ultra-luxury penthouses. It’s more than a road, it’s the future spine of Gurugram,” says Mr. Vikas Dua, Director at Chintamanis.

“The Dwarka-Gurugram Expressway has rapidly transformed this corridor into a prime locality for homebuyers seeking strategic connectivity and long-term value. What sets this stretch apart is its accessibility and affordability. In core Gurugram, prices have peaked—but here, premium homes remain within reach—and more importantly, they’re future-proof. The tunnel system has effectively erased the psychological distance between Delhi and Gurugram. Developers are witnessing 20-30% annual appreciation in capital value. Plus, rental returns are expected to rise sharply post-full launch,” says Ishaan Singh, Director, AIPL.

“Over the years, Dwarka Expressway has turned into a full-fledged real estate destination, bringing parallel growth in both residential and commercial segments. The upcoming tunnel connectivity and improved access to the Delhi-Mumbai Expressway will further accelerate this momentum. Today, the region attracts homebuyers, corporates, retailers, and institutional investors. With integrated townships, premium housing, and Grade A commercial hubs coming up, we foresee this corridor holding its status as the next urban nucleus of Gurugram,” says Vishal Sabharwal, Head Sales, Orris Group.

For NCR residents, this isn’t just a road, it’s a promise of better living. Reduced travel times, new metro links, and green spaces point to a smarter, more connected future. With each milestone, the expressway is rewriting how real estate and urban mobility will co-exist in the coming decade.
